A 50% deposit is required to secure the reservation. Full and final payment including all taxes & service must be received by Luxury Villas at least 30 days prior to arrival date. Deposits are refundable in full (less US$100.00 administration fee) if notice of cancellation is received by Luxury Villas in writing at least 45 days prior to the guests scheduled date of arrival. Deposits are non-refundable if notice of cancellation is received by Luxury Villas in writing less than 45 days prior to the guests schedule date of arrival. All Peak Season (21 December - 4 January) bookings are completely non-refundable.

Luxury Villas reserve the right to cancel the booking if payment is not received by the due date. There will be no refunds made for no-shows, late arrivals, or early departures.

We recommend that the Renter purchase travel insurance available through travel agents and insurance companies.

The main house is absolutely fantastic with large and spacious living room, dining area and gourmet kitchen. All rooms have walkouts to the expansive galleries that overlook the pool area, the ocean and St. Martin. Sandy Point beach is just a moment away.

A few steps from Sandy Point beach with spectacular views of the ocean and St. Martin, BE is a brand new villa, completed mid 2005, with new furnishings and amenities. A private gate leads directly onto the lovely quiet beach with good swimming. Tropical landscaping completes this expansive, comfortable property.

The main house also has two large masters with en-suites and walkout decks with that same fabulous view that you will never get tired of.

The second building has three perfect suites, each with bedroom, sitting area, kitchen and bathroom. They each have private entrances, walkout patios or decks. There are two on the main floor and one on the second floor. Great views abound.

Bedrooms all have en-suites and all have air conditioning.

This villa can be rented as a two, three, four or five bedroom villa. All bedrooms not required will be closed off for your stay as it is a private villa.

The pool is large and perfect for adults and children.
